The HOME By Lyons Build Process

Meet the Builder

In our very first meeting we want to get to know you and we want you to feel comfortable with us. After all this is usually your biggest purchase you will make and we will be working together for almost a year pretty closely. 


In this meeting nothing is off the table, ask us anything you want, you will find out at HOME By Lyons we are 100% transparent. Also in this meeting we will show you our online building portal called My HOME, in this portal you can track your schedule, see pictures of your HOME and even see the budget and all payments made. We will also start talking about what areas are available to build in and average price we expect your new HOME to build for. Our most asked question is how much do you build for per foot? We get it, we would ask the same question. It is a tough question to answer since everything we do is custom but we should be able to give you an idea based on others houses we have done.


Another question we often get is what is your standard finishes, again this is a tough question to answer since you get to pick all the finishes. What we can do though is give you the basics and talk about the allowances you will get when we estimate your house.


We are a totally custom HOME Builder so we try not to say no to anything.

Select Your Lot

Before we can start designing your new HOME we need to decide where you want your new HOME to be built. We can build on a lot you already have or can help you secure a lot. In some areas we  have available lot inventory,  visit Where We Build to see areas and available lots.

Design Your Floor Plan

Now that we have your lot selected we can start designing your new HOME. Our designers will work with you to create your dream HOME. We can design anything you can dream up. We have desinged and built almost every style you can imagine, from farmhouse to modern or  even traditional we can do it.  

We Give You An Estimate to Build

Now you have your dream floor plan and a lot selected we can give you an estimate or your new HOME. We have a great estimating system that will break down every line item of the build, it will even show the builders profit! Once we complete the estimate we will email it over for you to review, once you have time to look it over we schedule a phone call, online meeting or a in person meeting to go over every line item. We can tweak the line items as we talk to get make sure we have everythign just how you want it. If we can not get the price where you want it we can go back to the design phase and tweak the floorplan. 

Sign Contracts

Only once we have a floor plan that you love and a price you are happy with do we sign a contract. We want to make sure that we can provide exactlly what you are looking for before we sign a contract. We use the Texas Association of Builders contract that includes a 25+ page warranty for your protection. Contracts are emailed out for your review, take as long as you like to look them over, once you are ready let us know and we can sign in person or electronically.

Get Financing

Lot is selected, Floorplan is designed, Contract is signed now we just have to line up your interim construction financing wefore we can break ground. We work with multiple banks to help you secure your interim financing, for a list of some we recommend click the link below. This process usually takes between 3 -  4 weeks to complete. In that time we send out your plan for official bids and start scheduling the subcontractors. As soon as finacning is in place we can break ground!

Time to Get Started

This is such a fun time, after months of getting everything ready we finally get to see some progress!! 


This is also the time our Interior Designer Tracy Lyons will reach out and work with you to select every finish in your new HOME. We realize that you dont build a HOME everyday so Tracy takes the stress out of the building process by meeting you at the stores and helping you through the process. It is your design but you have someone there to bounce ideas off of and she will also help keep you on budget. 

Final Walk Through and Move In

Your HOME is almost finished, before we close we want to go through it and make sure everything is perfect before you move in. Your project manager will walk through the house and "Blue Tape" it with you. After everything is touched up and you approve we will close and you can move in.
